Simply said you need a properly prepared listing with suitable pictures in the appropriate MLS represented by a professional, experienced realtor with a good quality office are all integral parts of the process.

Why would you pay more for those services than you need to when you sell your house?

The site that MLS properties go on, realtor.ca is far and away the most important website for serious buyers to look at; no other website comes close enough to think twice about. A sign or two is of some benefit.

After that some marketing might make a small difference, for example a brochure can be a good idea, ads in the paper or on a different website won’t make much of a difference. Ads in the paper are announcements, serious buyers will already be looking at realtor.ca or have a realtor checking out the MLS for them and will know about the house before the ads come out.

You need a professional realtor to help draw up the listing appropriately to avoid errors in description that could result in law suits, but also to show off the property to it’s best advantage, to properly answer questions that other realtors and potential buyers may have about the property and to handle negotiations when offers come in, if there are problems with the inspection and any other details right up to closing.

They will also help you decide on what changes need to be made to the house and the best price to ask to put the most money in your pocket for the time frame you wish to take to sell your house. Getting the top price for a house usually takes longer than a few weeks, on average houses take a couple of months to sell. If a house sells overnight there is a good chance the seller did not get as much as they could have.

Make no mistake, having a professional experienced realtor look after your sale or purchase can be worth thousands, possibly tens of thousands of dollars, save you time and avoid some nasty surprises.
